Zoning panel presses 78-unit project on design
Zoning Board · Meeting of September 1, 2026
Orleans zoning subcommittee presses developers to soften a 78-unit project's largest building. Attorney Peter Freeman and architect Paul Anteman of Union Studio Architecture and Community Design defended the Governor Prence redevelopment's fixed unit count while ZBA member Sibel Asantugrul pitched an alternate site plan cutting roughly 35 of the project's 122 parking spaces to expand green space. Preservation of Affordable Housing's Charlie Dirac said opening the site's bike-path connection to the public "if somebody from the public we've invited to the site slips and falls and gets injured" would jeopardize the project's insurance.
Planning Board member Debbie Oaks called it "the largest development that's happening in our streetscape ever since I've been in Orleans." Architects Rich Mourngeau and Andrew Miao pushed for cheaper fixes: wider bay windows, eight-foot first-floor ceilings, lower trim bands. The group voted 7-0 to adjourn, with no changes adopted, only a recommendations report for the full board.
