Developer unveils 12-unit workforce housing plan

Orleans panel previews 12-unit workforce housing project on Route 6A. Matt Cole of 170 Route 6A LLC presented plans for four rear duplexes across two subdivided lots at 170 and 172 Route 6A, bringing each lot to six units for 12 two-bedroom condos marketed to year-round residents under the town's workforce housing overlay district. Department staff flagged that lot 172 lacks a MassDOT driveway access permit, which could delay water-service review, with Cole warning "we're going to be sitting there with completed units ready for occupancy with no water" if state permitting runs long.

The fire department asked for an eight-foot extension of a trash enclosure to protect ambulance access and winter snow storage. No vote was taken on the project; the panel reached consensus that a formal site plan application is required, covering drainage calculations, landscaping and building-height elevations, and closed with a unanimous vote to adjourn.
