Orleans Zoning Board of Appeals pushes 78-unit affordable housing hearing to Oct. 22 without a vote. Chair Gerald Mulligan's board reviewed a revised site plan for the 66 and 76 Route 6A comprehensive permit that cuts 10 parking spaces, drops the rental parking ratio to about 1.27 spaces per unit, and lowers two buildings' heights by 2 and 5.5 feet. Deputy Public Works Director Calvin Sutton and Water Superintendent Sue Brown told the board the town used 83 percent of its 436-million-gallon annual water allotment in 2025, prompting business owner Jimmy Mitrokostas to renew a petition for an independent water review: "I think doing an independent review would guarantee that the existing water main infrastructure could be sustained." Mulligan said he opposes a density waiver for 40 units in Building 1, citing a town survey in which only 25 percent of respondents favored all-housing use of the property.
Associate Member David Lyttle and Mulligan separately called proposed 3,600-square-foot Habitat for Humanity house lots inadequate for families.
