Orleans Zoning Board of Appeals approves shed permit at 21 Little Bay Road, continues two larger cases. The board voted 5-0 at its July 15 meeting to grant a special permit to 21LB LLC for a 14-by-12-foot shed that pushes the property's building coverage to 4,160 square feet — just above the 4,000-square-foot threshold requiring board approval under Orleans Zoning Bylaw Section 164-21A — while the main dwelling at 3,992 square feet was built by right. Attorney Ben Zender argued the shed, at 11.8 percent of the lot's 35,230 square feet of upland area, "doesn't add the type of massing and building coverage" the bylaw was designed to prevent.

The board also continued the Eppinger application at 32 Hayward Lane to August 19 and the Cooper-McKhann application at 8 Kescayogansett Road — which proposes coverage of 5,623 square feet, nearly 1,600 square feet over the threshold — to September 16, with member Matthew Cole recusing from the latter vote.
