Zoning Board · Meeting of October 7, 2026
Orleans Zoning Board of Appeals unanimously approved a special permit for a detached garage at 32 Hayward Lane after a five-month review. The board voted 5-0, with Chair Gerald Mulligan, Sibel Asantugrul, David Lyttle, Martin Szeber and Matthew Cole all voting yes, to approve the project for applicants Frederick and Patricia Eppinger. Engineer Sam Iamelli of JC Engineering said the revised single-car garage totals 4,666 square feet of building coverage, or 13.8 percent lot coverage, down from an original two-car design.
Associate Member David Lyttle, who also sits on the Conservation Commission, said that board "ultimately approved unanimously" the project in September. Because final architectural elevations were not yet complete, the board conditioned approval on the garage's height staying below 13 feet to comply with a 14-foot side-yard setback.
