Other Committee · Meeting of October 21, 2026

Orleans Site Plan Review Committee unanimously approved a formal site plan for four duplex buildings at 170 and 172 Route 6A. Applicant representative Matt Cole of 6A LLC presented revised drainage calculations and a new landscaping plan after an informal review in September. The approval came with two conditions: confirmation of drainage calculations by the DPW director, and a six-foot fence or planted buffer behind the trash enclosure to screen rear neighbors.

The project, part of the town's housing overlay district, does not require Zoning Board of Appeals review. Cole told the committee Eversource delays could leave finished units without final utility connections, since a required MassDOT permit for new overhead wiring cannot be filed until Eversource completes its design. The committee also approved its October 7 minutes, 5-0-1.
