ORLEANS — Zoning Board of Appeals unanimously approves special permit for Namequoit Road dwelling. The board voted 5-0 to allow building coverage exceeding the 4,000-square-foot threshold for applicant John H. Ferring, IV's proposed single-family home at 199 Namequoit Road, Map 70, Parcel 49.

Applicant representative Robert Dewar presented a substantially reduced design — compressed from roughly 6,300 square feet to just under 5,000 square feet — that eliminates the detached garage and reduces porch coverage. The approved single-story structure with gable roof and wood shingle cladding also includes landscaping, utilities, septic modifications, and driveway work.
