Orleans Zoning Board of Appeals approves deck expansion, continues larger residential case. Chair Robert Wilkinson, with members Sibel Asantugrul, Matthew Cole, and David Lyttle present, unanimously voted 4-0 to approve a special permit for Scott and Kathleen Smith to expand a nonconforming deck and build a 10-by-15-foot pantry addition at 23 Hidden Valley Road. The board continued Case 2026-04, in which applicant John H.
Ferring IV seeks to raze an existing dwelling and build a 7-bedroom home with 6,355 square feet of building coverage at 199 Namequoit Road, to March 18, 2026, to hear the case with a full five-member board; engineering consultant Robert Dewar of Bracken Engineering presented the application, and an abutting neighbor objected to the structure's size.
