Planning Board endorses Higgins lot division plan as Approval Not Required

ORLEANS — Planning Board unanimously endorses lot division plan for Higgins property. Attorney Benjamin Zehnder and surveyor Jeffrey Cronin presented the Approval Not Required plan dividing a 74,526-square-foot lot on Kenneth Lane into two parcels, each with 87.50 feet of frontage, following Zoning Board of Appeals relief from minimum lot frontage requirements. The board also received an update on the proposed 40B Comprehensive Permit for the Governor Prence Motel Site redevelopment into 78 affordable and attainable dwelling units, with Planning Department staff inviting board comments for the Zoning Board of Appeals.

Elizabeth Jenkins presented Phase II zoning modernization updates, approved at the 2025 Special Town Meeting and by the Attorney General on April 17, 2026.
