Panel Backs Restaurant Deck Plan For Main Street

Orleans Site Plan Review Committee informally backs a 100-seat restaurant deck for 41 Main Street. Building Commissioner Davis Walters and DPW's Calvin Sutton pressed the applicant's team, including attorney Ben Zender and engineer Raul of Cape Engineering, on clearance between new deck footings and a recently installed grease tank, with Sutton warning the deck appears to sit "right on the edge" of a sewer inspection port that must stay accessible. The applicant proposed building trapdoor access panels into the decking at four points tied to sewer lines.

Planning's Elizabeth Jenkins said the project still needs Architectural Review Committee sign-off on the pergola, entry and signage, while the Health Department's seating-setback rules require at least 10 feet from parking and sidewalks and 50 feet from the dumpster. The committee voted unanimously to accept the plans as sufficient for an informal review rather than require a more formal filing. The deck itself removes 636 square feet of pavement, producing a net decrease in impervious surface.

The project also faced the Board of Water and Sewer Commissioners the same afternoon and still needs Zoning Board of Appeals relief for a dimensional nonconformity and floor-area threshold.
